Derek Johnson or Derek Ryan Johnson or DJ Ryan Johnson or just DJ is still active today in scamming people into giving deposits for homes in foreclosure. He is using Kevin Manji and Laurel cinnamon who are real people. Mia Johnson (who may or may not a real person and possibly is his wife) is another name being used. Kevin Kumar is also involved with this group.
They have active ads on Kijijji for homes for sale in Foreclosure. I suspect they find people in foreclosure by attending the Calgary Court hearings. They then find and contact the people facing foreclosure. They get them to agree to show the properties to prospective buyers. Then sign over the titles because they think the house has a buyer and a solution to the foreclosure.
The seller is told the new buyer will rent them the home and they will not have to move. They can then buy the property back in 2 years.
They convince buyers to give them deposits for these properties. The blank title documents are signed over to the purchaser and then submitted to land titles. The title is transferred to the new owner. The Bank is never sent the deposit and the Mortgage is never funded. eventually the bank Forecloses on the original owner and the new owner. They try and convince the buyers to tie up the process by asking the bank for the original mortgage certificate or documents. Words like conveyance or IN conveyance are used.
This is just a way for them to stall the process and make it look like a bad business deal. they keep all the deposits given to numbered companies like the one owned by Laurel Cinnamon 1827148 Alberta LTD. They are using many other numbered companies. This numbered company also holds many Mortgages registered on Title of these homes. LAND TITLES in Calgary is well aware of DJ Derek Johnson. That is why he has to use new people to commit this fraud.
They have been using people recruited to sell these homes who MAY or may not know the Fraud scheme.
RECA is trying to stop these people from praying on vulnerable people.

They are using 2312 Sovereign Crescent SW Calgary T3C as the address for many numbered companies. They do not own or occupy this address. Derek Johnson has a connection to this property that a google search will show. Laurel Cinnamon is using this address for her numbered company 1827148 Alberta Ltd.
